An old logistics site was transformed into a contemporary SME site. The new site contains a cross-pollinating mix of 26 different types of commercial buildings against the railway in the north and the police station in the south, four commercial buildings with linked dwellings against the neighbouring dwellings in the south, but also space for an office tower and social housing.

An open space was provided in the centre of the site – the dot – where Deerlijksesteenweg connects to the new wide axis for heavy traffic, which runs parallel to the railway through the site. In the next phase, the office tower will be built on the open space, which will further activate this area. Various secondary roads with a greener, quieter character depart from the wide central axis. The result is clear wayfinding that is legible from the moment you enter. The materialisation of the buildings emphasises the basic principles: the uniform light grey commercial buildings bring harmony and give priority to the greenery and company logos; the brick houses with industrial details in concrete reflect the mix of different functions.
