The new building is designed with respect for the surroundings and minimal visual impact. Its height aligns with the existing structures along the English Walk, with a cornice height of 7.3 meters due to the setback of the third level. The building is placed at least 5 meters from the property boundaries.


The design consists of a covered parking level, two floors, and a setback third floor. Access is via Dumolinlaan, with the ground level organized as a garden and parking landscape. Existing trees are preserved as much as possible, except for those along Dumolinlaan and the building area. New trees are planted at a ratio of 1 tree per 10 parking spaces.

The ground floor layout follows the facade grid, alternating between hardscaped and green zones. The existing greenery surrounding the adjacent lots is maintained and expanded to provide a visual buffer. Gentle slopes ensure a smooth transition to the lower parking level.

The building provides 68 parking spaces and 18 covered bike stalls. Two stairwells provide access to the upper floors, which can be flexibly divided into one to four units.

The facades feature glass curtain wall profiles. On the north side, the glass extends to the front, while on the south, it is recessed to reduce solar gain. The third level is clad in reflective glass, blending subtly with the surroundings.
