This project was based on a clear vision: to create a sustainable and future-oriented living environment with high spatial quality. Every choice not only enhances the plot itself, but also the streetscape and the neighbourhood. This creates a lively and future-proof living environment in the centre of Waregem that reinforces the urban dynamic.

Balance between individual living and community spirit
In this project, each resident will have their own space with a private terrace or garden, ensuring peace and privacy. At the same time, we are paying a lot of attention to the design of green and communal areas, which encourage people to meet and connect. Wide, easily accessible passageways make the site open and accessible, and strengthen contact between residents.

Role of green spaces
The space between the two apartment blocks is given a clear identity thanks to the planting of native greenery. These taller plants not only form a green eye-catcher from the crossroads, but also emphasise the openness and accessibility of the project. The paths guide residents and visitors through the site in a natural way, creating informal meeting places. This creates a lively and pleasant living environment where individual comfort and community spirit go hand in hand, and where the inner area not only enhances the quality of life, but also enriches the streetscape.

Sustainability was central to every aspect of this design.
The project combines ecological, energy and mobility-oriented measures to create a future-oriented living environment. Important interventions include:

- Green roofs: increasing biodiversity, buffering rainwater and improving the microclimate.
- Smart use of space: houses on solid ground, parking under apartments and extra greenery thanks to raised ground levels.
- Water management: rainwater for toilets and a wadi for natural infiltration.
- Energy efficiency: ambitious E-level 10 for low energy costs and a small ecological footprint.
- Sustainable mobility: charging stations for electric cars and a design that encourages walking and cycling.
